In the southwest of bustling Pattaya there is a cozy, quiet area – Pratumnak Hill. It is located on a picturesque hill, between the coast and the center of the city. The area is a favorite place for Russian tourists, even all the signs and names here are duplicated in Russian. Pratamnak is especially suitable for family holidays with children, because the sea on this coast is clean, the infrastructure is well developed enough to leave the area as little as possible, and there is no noisy nightlife.
Where to go and what to do?
The main street of the area is called Phra Tamnak. It starts from Theppraya, goes around the Buddha hill with the temple, passes by the observation deck, and then goes all the way to the pier near Walking Street, from where ferries leave for Koh Larn Island. There are two night markets in the Pratamnak area – for locals and for foreigners. At the tourist one, you can buy some good stuff and try local cuisine. Closer to the shore, there is a hotel with a water park and attractions – Pattaya Park. Entrance to the amusement park is paid, but available to everyone. Almost on every street in the area you can find a restaurant with Russian cuisine and Russian-speaking excursion sellers.
Compared to other areas of Pattaya, Pratamnak has the following number of advantages:
- the sea is cleaner here;
- the beach is separated by high cliffs, mainly guests of nearby hotels relax here;
- there are no major roads nearby;
- lots of trees and greenery;
- there is a famous Buddha Hill and an amusement park in the area;
- The hill offers stunning views of the bay;
- A good choice of accommodation, bars, shops, cafes and massage services;
- The quiet and cozy atmosphere is perfect for families with children.
Transportation
Despite all the advantages of the Pratamnak area, its main disadvantage is transport accessibility. There is no public transport, so you have to use a taxi, scooter or often walk. The hilly terrain and hot, humid climate make such travel difficult. The city center can be reached in just 30-40 minutes, Jomtien Beach can be reached in 15 minutes via a pleasant walking path laid in the shade of trees, which attracts beach sports enthusiasts from all over Pattaya. A motorbike to neighboring areas costs from 50 baht, a taxi – about 150. The nearest stop for an inexpensive songthaew (also known as a tuk-tuk) is 1.5 km from the hotels, and the road to them leads uphill.
Beaches
Pratumnak is considered one of the best beaches among Pattaya’s areas. There is a lot of vegetation, little noise, almost no traffic, and the atmosphere is cozy and calm. The width of the beach in some places reaches 20 m. Vacationers, if desired, can hide in the shade of trees, which is impossible to do on other beaches in the city. The sand is fine, the entry into the water is gentle, the sea is relatively clean. The beaches near the Cozy Beach, Pattaya Park and Adriatic Palace hotels are free and public.
Accommodation
Pratumnak, like the rest of Pattaya, has many different options for renting and buying. Guesthouses offer rooms from 400 to 900 baht per night, or from 10,000 baht per month. Usually, such guesthouses are located on the central streets and are suitable for those who prefer a more active city life. Families with children often choose quieter apartments in secondary sois.
However, for those looking for more comfortable housing, there are condominiums with apartments with one or two bedrooms. The rental price of such apartments ranges from 16,000 to 40,000 baht per month. The better the sea view from these apartments, the higher the price will be.
The average annual growth in the cost of apartments and houses in the Pratumnak area is 6.7%, the average annual rental yield is 7% gross.
